Lighthouse Pointe Homes for Sale in Loudon, TN

If you’re looking for a home in Loudon, Tennessee, and want to be close to the water without giving up convenient access to I-75, Lighthouse Pointe is a community worth putting on your list.

Located along Watts Bar Lake, Lighthouse Pointe offers a gated neighborhood setting with lake views, boating opportunities, a community clubhouse and pool, and a location that’s convenient to Loudon, Lenoir City and Knoxville.

As a Realtor serving Loudon County and the surrounding East Tennessee area, I regularly work with buyers who are looking for more than just a house. They’re looking for a place that fits the way they want to live—and for many buyers, that means having the lake close by.

Here’s what you should know if you’re considering Lighthouse Pointe homes for sale.

Where Is Lighthouse Pointe?

Lighthouse Pointe is located in Loudon, TN, just off I-75 near the Loudon exit. The community is accessed from Corporate Park Drive and sits along the shores of Watts Bar Lake.

That location is one of the things I think makes Lighthouse Pointe interesting.

You’re close enough to I-75 that getting toward Knoxville or Chattanooga is relatively straightforward, while still having the feeling of being tucked away in a lake community.

For buyers relocating to East Tennessee, that combination can be hard to find.

You can have a home in a gated lake community without feeling like you’re completely removed from everyday conveniences.

What Is Lighthouse Pointe Like?

Lighthouse Pointe is a gated residential community built around the Watts Bar Lake lifestyle.

The community includes multiple phases, with homes and homesites ranging from smaller lots to properties offering lake and water views. Current and recent listings show a mix of established homes and lots available for future construction.

The neighborhood also has several amenities that make the lake lifestyle a little easier to enjoy, including:

In other words, you don’t necessarily have to own a lakefront home to enjoy being part of a community built around the lake.

Living Near Watts Bar Lake

For a lot of buyers, the biggest draw is obvious: the lake.

Watts Bar Lake is one of the larger reservoirs in the Tennessee River system, and Lighthouse Pointe puts residents right in the middle of that lake lifestyle.

Depending on the property, buyers may be looking for things like:

Lake views.
Some homes and lots offer views of the water, which can be one of the biggest reasons buyers start looking in this area.

Boating.
Lighthouse Pointe has community dock access, with covered boat slips available through the separate dock organization.

Fishing.
The community’s waterfront amenities include a fishing pier and day dock.

Outdoor living.
The clubhouse, pool, boardwalk and waterfront areas give residents places to enjoy the outdoors without having to leave the neighborhood.

And that’s really the appeal of a community like Lighthouse Pointe: you don’t have to build your entire lifestyle around maintaining a huge waterfront property to enjoy living near the lake.

What Kind of Homes Are in Lighthouse Pointe?

One thing I would tell buyers right away is that you shouldn’t think of Lighthouse Pointe as a neighborhood where every home looks the same.

There are different phases and different types of properties throughout the community.

Recent listings have included homes around 1,800 square feet as well as larger homes exceeding 3,000 square feet. There are also residential lots available for buyers who would rather build than purchase an existing home.

That makes the search a little more interesting.

Instead of simply asking, “What’s available in Lighthouse Pointe?”, I like to help buyers narrow it down to:

Those answers can make a big difference in which properties are actually worth seeing.

How Much Do Homes Cost in Lighthouse Pointe?

Like most lake communities in Loudon County, pricing in Lighthouse Pointe can vary significantly depending on the home, lot, views, location within the subdivision and whether you’re purchasing an existing home or a homesite.

For example, recent MLS information has shown homesites available in the subdivision, while current listings have included homes in the $500,000+ range.

I’ve also seen recent Lighthouse Pointe properties demonstrate why it’s important not to judge the market based on one listing.

Lake view, lot location, condition, size and improvements can all make a significant difference in value.

If you’re considering buying here, I can help you look beyond the current asking prices and look at what similar properties have actually sold for.

What About HOA Fees?

Lighthouse Pointe is an HOA community, and buyers should understand the association fees and any additional costs associated with amenities or boat-slip ownership before purchasing.

Current information has shown an annual HOA fee of approximately $799 per year on some Lighthouse Pointe properties. However, fees can change, and buyers should always verify the current amount, what it covers and whether there are additional dock-related fees before making an offer.

That’s one of the details I make a point of going over with buyers before they get too far into the process.

Is Lighthouse Pointe Right for You?

I think Lighthouse Pointe is worth considering if you’re looking for:

It may not be the right fit for every buyer, though.

If you’re looking for extensive golf, restaurants, fitness facilities and a much larger master-planned community, there are other options around Loudon County worth comparing. That’s where having someone who knows the different communities can save you some time.

Lighthouse Pointe vs. Other Loudon Lake Communities

One of the things I hear from buyers moving to Loudon County is:

“How do I know which lake community is right for me?”

That’s a good question.

Lighthouse Pointe is one option, but it isn’t the only one.

Depending on what you’re looking for, I may also have you look at communities around Tellico Lake, Fort Loudoun Lake and Watts Bar Lake.

Some buyers want golf.

Some want a marina.

Some want a large lot.

Some want a low-maintenance home.

Others simply want a house where they can walk outside, see the lake and get on I-75 without a long drive.

There isn’t one “best” Loudon County subdivision. There’s the subdivision that fits what you’re looking for.

That’s the part of the process where local knowledge really matters.

Buying a Home in Lighthouse Pointe

If you’re considering Lighthouse Pointe homes for sale, I would recommend looking at more than just the photos and asking price.

Before you buy, you’ll want to understand:

The property itself
Is it lakefront, lake view or simply close to the water?

The lot
What’s the topography? Is there usable yard space? What are the neighboring lots like?

The HOA
What are the current dues, restrictions and responsibilities?

Boat access
Does the property come with a slip? Is one available for purchase? What additional fees apply?

Future construction
Are there vacant lots nearby? Could the view or surrounding setting change?

Resale value
How have comparable Lighthouse Pointe properties performed when they have sold?

These are the kinds of questions that can be easy to overlook when you’re focused on finding the right house.
