What Can You Get for Around $350K in Monroe County, TN?

If you’re looking to buy a home in Monroe County, one of the first questions I hear is, “What can I get for my money?”

That’s a fair question – but there’s not one simple answer.

Where you want to live, how much land you want, the age and condition of the home, and the features that matter most to you can all make a big difference.

So, let’s take a look at a real-world price range: around $350,000.

Right now, I have properties on the market at $347,000, $369,000 and $397,500, which gives us a good opportunity to look at what buyers can find in Monroe County in the mid-to-upper $300s.

What Does Around $350,000 Look Like?

At this price point, buyers can find a pretty wide range of properties in Monroe County.

You may find an established home closer to town, a newer home with fewer immediate projects, or a property farther out with more land.

And that’s where things get interesting.

Two homes at roughly the same price can be completely different properties.

One might give you a larger house with less land and a convenient location. Another might give you fewer square feet but several acres. A third might be newer construction with modern finishes but a smaller lot.

The price doesn’t tell the whole story.

A $347,000 Example

One of the properties is currently under contract was priced at $347,000.

It gives buyers a real example of what is available right around this price point and is a good reminder that buyers don’t necessarily have to stretch into the $400,000s to find a home in Monroe County.

What stands out: A cozy cottage style, all brick home with a walk out basement & screened in porch close to Downtown Sweetwater & everything it has to offer!

Moving Toward $375,000

At $369,000, you’re starting to see another segment of the Monroe County market.

For buyers with a little more room in their budget, that additional $20,000 or so can sometimes open up different options—whether that’s location, size, acreage, condition or features.

$369,000 – 332 Rural Vale Road
📍 Tellico Plains, TN
🛏 3 Beds 🛁 1 Baths | 1,755 Square Feet | 2± Acres
What stands out: Year-round Mountain views, two acres, and comfortable one-level living!

This is why I encourage buyers not to focus too narrowly on one number.

If your target is $350,000, it may be worth looking at properties slightly above that number if they offer something you would otherwise have to compromise on.

What About the $400,000 Range?

The $397,000 price point is another interesting benchmark.

Once you get closer to $400,000, buyers may begin seeing properties with a different combination of size, land, updates, location or amenities.

$347,000 – 220 Autumn Lane
📍 Madisonville, TN
🛏 3 Beds | 🛁 2 Baths | 2,081 Square Feet | 1.48± Acres
What stands out:  Tucked away at the end of a quiet cul-de-sac, this well-maintained home sits on approximately 1.48 level acres with a park-like backyard that’s becoming increasingly difficult to find.

Again, there’s no guarantee that spending more automatically means getting “more house.” It depends on the property.

That’s why comparing homes based solely on square footage or list price can sometimes be misleading.

What Should You Prioritize?

If you’re shopping in the $350,000–$400,000 range in Monroe County, I’d recommend figuring out your priorities before you start looking.

Ask yourself:

Do I want more house or more land?

Is being close to town important to me?

Would I rather have a newer home or an older home with more property?

How much work am I willing to take on?

Do I need a garage, workshop or outbuilding?

How important are things like mountain views, privacy or acreage?

Those decisions can change the areas and properties that make the most sense for you.

Monroe County Gives Buyers Options

One of the things I enjoy about working in Monroe County is the variety.

You can look around Sweetwater, Madisonville, Vonore, Tellico Plains and the more rural parts of the county and find very different types of properties.

That’s also why broad real estate statistics don’t always tell the whole story.

A countywide median price can give you a general idea of the market, but it doesn’t tell you what your money will buy in the community and setting you actually want.

That’s where looking at the individual properties becomes important. If you want to see the full list of properties for around $350K in Monroe County, TN click here!

The Bottom Line

If you’re working with a budget somewhere around $350,000 to $400,000, there are a lot of factors to consider beyond the list price.

You may be able to find the house you want, but you may have to decide whether you’re willing to trade a little land for location, square footage for condition, or a newer home for more property.

And that’s really the key to buying in Monroe County:

Figure out what matters most to you, then find the part of the county where your budget works best for those priorities.
